The non-traditional construction problem

Nottinghamshire's former coalfield districts contain a significant amount of housing built fast, in the middle of the twentieth century, using systems that are not brick-and-block. Airey, Cornish, Wimpey No-Fines, Reema, Woolaway and various regional precedents all appear in the county's social housing stock.

This matters enormously for retrofit, for three reasons:

  1. Standard measures often don't apply. You cannot fill a cavity that isn't there, and a system-built panel wall behaves nothing like a masonry cavity wall. Specifying from an age band rather than an inspection is how programmes go wrong.
  2. Some of it is defective by designation. Certain prefabricated reinforced concrete types were formally designated defective under the Housing Defects legislation. Whether a property has been structurally repaired changes what can be installed on it.
  3. It puts properties on risk path C. Non-traditional construction generally means a full assessment and design input before anything is specified — which is the right answer, but it needs planning into the programme rather than discovering mid-delivery.

The commonest expensive mistake we see is a programme costed on the assumption of cavity wall fill, where a meaningful proportion of the stock turns out to be system-built. That's a variation, a delay, and a funder conversation nobody wanted.

Identifying it at assessment stage costs nothing. Identifying it on site costs a great deal.

  • Dense terraced stock in the mining towns, where solid wall external insulation runs into party-wall junctions, shared elevations and planning considerations
  • Inter-war and post-war estates with consistent house types — which is genuinely good news, because a well-designed solution replicates across hundreds of properties
  • Mixed tenure on former right-to-buy streets, where a council programme and a Warm Homes: Local Grant stream have to be coordinated side by side

Do you have experience with non-traditional construction?+
Yes — it's unavoidable in this part of the country. The key discipline is identifying the construction type properly at assessment, checking whether a designated defective type has been structurally repaired, and putting the property on the correct PAS 2035 risk path before any measure is specified. Guessing from the age band is how these programmes fail.
How far into the county do you travel?+
All of it. Worksop and Retford are about ninety minutes from Bourne; Nottingham, Mansfield and Newark are closer. Our normal working radius is around 150 miles, so Nottinghamshire is comfortably inside it.
Can you work alongside our existing framework contractor?+
Yes, and that's a common arrangement. We act as retrofit coordinator while your installer delivers under their own contract — we coordinate the design, check work in progress against it, and handle the lodgement and evidence. We can also be named as a subconsultant in a contractor's bid.
What if the stock data we hold is unreliable?+
Say so early and we'll plan for it. Stock records that have drifted from reality are extremely common, and the assessment round is where that gets corrected. We'd rather rebuild the picture properly than produce a programme resting on records nobody trusts.
