We've delivered funded retrofit in north Nottinghamshire, in stock that carries the county's industrial history in its walls. Former coalfield housing needs a coordinator who recognises what they're looking at — because a good deal of it isn't conventional construction at all.
Nottinghamshire's former coalfield districts contain a significant amount of housing built fast, in the middle of the twentieth century, using systems that are not brick-and-block. Airey, Cornish, Wimpey No-Fines, Reema, Woolaway and various regional precedents all appear in the county's social housing stock.
This matters enormously for retrofit, for three reasons:
The commonest expensive mistake we see is a programme costed on the assumption of cavity wall fill, where a meaningful proportion of the stock turns out to be system-built. That's a variation, a delay, and a funder conversation nobody wanted.
Identifying it at assessment stage costs nothing. Identifying it on site costs a great deal.
