Air tightness testing that passes first time.

A failed air test stops a handover. We test to Part L of the Building Regulations for new builds and conversions, and as quality assurance on retrofit works — with a pre-test checklist that catches the usual culprits before test day rather than on it.

What the test measures

An air permeability test measures how much air leaks through the building envelope under a controlled pressure difference. A calibrated fan is sealed into a doorway, the building is pressurised to 50 pascals, and the airflow needed to hold that pressure tells you how leaky the envelope is.

The result is expressed as m³/(h·m²) at 50 Pa — cubic metres of air per hour, per square metre of envelope area. Lower is tighter. Part L sets the maximum permitted figure, and the as-built result must also be consistent with the figure assumed in the SAP calculation used for the compliance submission.

The trap that catches people: a plot can pass Part L outright and still fail its own SAP assumption. If the design assumed 3.0 and the plot tests at 4.5, the SAP has to be re-run — and the dwelling may then fail on carbon or fabric energy efficiency even though the air test itself was within the regulatory limit.

Where the air actually goes

After enough tests the failures become predictable. Nearly all of them are workmanship rather than design:

  • Service penetrations — soil pipes, extract ducts, cables and gas entries through the envelope, sealed optimistically or not at all
  • Loft hatches without a compression seal, which alone can account for a significant share of the total leakage
  • The wall-to-floor junction, particularly where a screed has shrunk back from the perimeter
  • Window and door reveals where the expanding foam stops short of the frame
  • Downlighters and extract fans punched through the ceiling line into an unsealed void
  • Unsealed cavity closers and gaps behind dry lining at intermediate floor level

None of these are expensive to fix before plasterboard. All of them are expensive to fix afterwards. That is the entire argument for our pre-test checklist — we send it out ahead of the visit so the site team can walk the plot and close the obvious gaps while they are still reachable.

Ventilation designA genuinely airtight dwelling needs designed ventilation. The test result is the number that tells you whether trickle ventilation is adequate or whether the design needs revisiting.

Airtightness and ventilation are one decision

It is worth being blunt about this, because it is where retrofit programmes cause harm. Making a building tighter without making its ventilation deliberate does not save energy — it moves moisture from somewhere it could escape to somewhere it condenses.

Every airtightness improvement should be accompanied by a ventilation strategy that has been designed rather than inherited. Where we are also acting as retrofit coordinator, that happens as a matter of course. Where we are testing for someone else, we will still tell you if the numbers suggest a ventilation problem is being built in.

On the day

  1. Plot needs to be substantially complete: envelope sealed, windows and doors fitted and operable, services in and sealed, trickle vents closable.
  2. We seal off intentional ventilation openings — extract fans, trickle vents, open flues — as the standard requires.
  3. The fan is set up in an external doorway and the building is pressurised, with readings taken across a range of pressures.
  4. You get the result on site, immediately. On a pass, the certificate follows the same day.
  5. On a fail, we walk the plot with you and identify where the leakage is coming from before we leave — smoke testing where it helps — so the remedial work is targeted rather than speculative.

What happens if a plot fails the test?+
We do not simply hand you a fail and leave. We walk the plot with you, use smoke where it helps, and identify where the leakage is actually coming from — so the remedial work is targeted rather than guesswork. Re-tests on a plot we have already attended are charged at a reduced rate, because the setup work is already done.
How many plots do we need to test on a site?+
It depends on the number of dwellings and how many distinct types there are — sampling is based on testing a proportion of each dwelling type rather than every plot. Send us the plot schedule and we will tell you the minimum number of tests that satisfies the requirement. We would rather do that than sell you tests you do not need.
How ready does the plot need to be?+
Substantially complete. The envelope must be sealed, windows and external doors fitted and operable, service penetrations made good, and trickle vents fitted and closable. Testing a plot that is not ready wastes a visit and produces a number nobody can use — our pre-test checklist sets out exactly what needs to be in place.
Can you test an occupied home?+
Yes, for retrofit quality assurance purposes. It needs the occupier's cooperation — external doors closed, the fan sealed into a doorway for the duration — and it is not suitable where someone has a respiratory condition that smoke testing might aggravate. We will discuss that before booking rather than arriving and finding out.
Is air tightness testing required for retrofit work?+
Not as a regulatory requirement in the way it is for new build under Part L. But if a funded programme has paid for airtightness improvements, testing a sample is the only objective evidence that the money bought what it was supposed to — and it is increasingly what funders and auditors want to see.
